How long does it take?

A home inspection typically takes between 2 to 4 hours, though the exact time largely depends on the property’s size, age, and overall condition. For larger houses or those with additional systems (like a pool, finished basement, or multiple electrical setups), the process may take a little longer. Our goal is to take our time and thoroughly review every detail.

You’ll get the inspection report the same day we visit the property. After we finish the walk-through and have reviewed all the home’s systems and areas, we take some extra time to organize our findings, write clear observations, and prepare a detailed and easy-to-understand document.

Absolutely! Not only is it allowed, but we also encourage you to join us during the entire inspection. Being there gives you the chance to see what we’re evaluating firsthand, better understand the property’s true condition, and ask questions as they come up.

We do inspections in almost any weather condition, including rain, because we understand your time is valuable and we don’t want to cause unnecessary delays. In fact, rain can sometimes even be helpful, as it allows us to see how roofs, gutters, yards, and basements drain and to spot leaks that might go unnoticed on a dry day. However, there may be some minor limitations. For example, it might not be safe to walk on a wet or slippery roof, and certain outdoor tests may need to be adapted.
